Strategy & Transaction Manager, Real Estate China & APJ  

- Reports to Head of Operations Hub CN&APJ (SRE AM CN&APJ OP) [or Head of Asset Management Area Asia-Pacific (SRE AM CN&APJ AP)] 

- Based in Shanghai, (Beijing)

- Full time position

Key responsibilities 

• Create location strategy for key properties in China and Asia-Pacific region, conduct country/city real estate market analysis in depth, develop space optimization solutions considering the requirements of “New Normal”, evaluate extension vs. relocation/consolidation options from financial & technical perspectives and prepare business case analysis.

• Create transparency and overview of market development and location analyses, perform supplier benchmarking together with Supply Chain Management to ensure that rent, opex, and services are in line with local market 

• Development and realization of real estate transaction strategies in coordination with Head of Asset Management Area ensuring that real estate activities are aligned to the needs of Siemens Businesses

• Manage external marketing of vacant space to third parties, including concept development, interface to agencies and interested parties, handling of internal alignments and negotiations

• Negotiate contracts and create respective agreements, e.g., external lease contracts, Siemens-internal contracts

• Take Location Management responsibility and manage the real estate assets in the assigned unit including budget responsibility to provide space and related services to customers, driving continuous improvement of real estate costs 

• Customer Relationship Management (predominantly internal) and contact partner for real estate topics 

• Support projects and initiatives (e.g., cross-country benchmarking) by coordinating with Location Managers in countries or SRE Global Headquarters project initiatives, act as Local/Regional contact for central departments and contribute to the development of improvement potentials 

• Foster collaboration and identify operational risks and initiate corrective actions 

• Drive digitalization, sustainability, and innovation measures in close alignment with expert departments


• 5+ years of experience in corporate real estate with strategy focus and China & Asia-Pacific regional coverage, experience within Siemens preferred  

• Bachelor's degree in real estate, business, engineering or similar program, Master or MBA preferred

• Ability to solve advanced problems and deal with a variety of options in complex situations with analytic skills, strategic viewpoint, and financial analysis

• Project management skills for cross-country collaboration with IT tools and presentation & documentation skills with confidence in managing executive level stakeholders

• Overall affinity to IT systems, experience in data analysis & visualization 

• Advanced real estate transaction management skills and expertise

• Knowledge of real estate market as well as mechanism & tasks, good network within the real estate industry

• Willingness to deep dive into topics and work on new initiatives 

• Open mindedness and ability to think innovatively 

• Excellent communication skills, social competency, international work experience & intercultural sensitivity  

• Fluent English; Mandarin or other languages a plus
