SRE Commercial Property Management Analyst

Job Description

Responsibilities
1. Commercial management and controlling of real estate business
-Responsible for the operational financial analysis of real estate and service business activities (Siemens JVs) under consideration of national and international accounting principles (IFRS and Local GAAP) as well as the Siemens financial reporting guidelines.
- Give guidance to the operational accounting team in terms of booking instructions and necessary operational accounting treatment.
- Interact with technical location management to identify related improvement area, generate savings, monitoring project budgeting and execution status and provide management report for business steering.
-Be able to adopt quickly various digital tools and be able to act as pioneer in the digitalization projects to make effective contributions.
-Analysis and calculate the business case scenarios for the rental and service business, investments and disinvestments with respect to cost-effectiveness and profitability.
-Monitoring the periotic closing activities and associate a transparency reporting and controlling of SRE's business.
-Participating in the yearly planning and monthly rolling forecast process, monitor and control the target achievement.
-Ensure the accordance of business processes in accordance to legal and compliance guidelines for the responsible areas.
2. Development and steering of real estate portfolio
-Be able to use digital tools or self-developed tools for the daily analysis and identification of opportunities & risks of the related real estate portfolio
-Support the SRE AMU management by developing and preparing location concepts and site selections based on economic master conditions and SRE guidelines
3. SRE stakeholder function
-Take the SRE related finance responsibility for assigned Siemens factory within the AMU (internal incl. JVs and external)
-Ensure the adherence and implementation of the contracts between SRE with individual factory, JV.
-Support and coordination for approval processes.
4. Qualification
-Good experiences of using visualized data analytical tools, such as, Tableau,Qlik Sense, etc. Ideally, one used to be participant of data visualization projects.
-Good MS office skills, especially Excel & Access, be capable of using Visual Basic Application to enhance the efficiency of daily work.
-Minimum of 3 years in a Financial Analyst role or similar discipline is preferred. e.g. accounting, cost accounting, business planning, controlling, etc.
-Extensive knowledge of SAP FI/CO, HANA data warehouse preferred.
-Extensive knowledge of commercial, controlling and international accounting principles needed.
-Sound knowledge of Siemens business and organization/processes and/or in real estate disciplines (e.g. Asset Management) is preferred
-Language ability: English and Chinese
