Operational Property Manager
Real Estate
Siemens are looking to recruit an experienced Operational Property Manager for Hong Kong offices, he/ she will be responsible for managing all real estate portfolio and assets in Hong Kong within respective locations. Focus on Siemens leased space and provide quality services to internal customers in operation and financial aspect.
What are my responsibilities?
- Act as internal and external interface on day-to-day basis for all Real Estate (RE) related topics across Siemens and multiple sites
- Handle and negotiate all lease-related topics including new letting, renewal and termination to optimize cost efficiency for Siemens
- Manage all local RE portfolio according to RE standards, processes and regulations. Continuously analyze department cost and revenue to ensure profitability of RE portfolio
- Drive continuous improvement of RE costs towards internal customers
- Ensure proper administration of financial, contract and documentation aspects of RE portfolio and related service management (both hard and soft services)
- Manage and supervise 3rd party services on renovation, maintenance and repair of office equipment & facility. Ensure all equipment is in optimal function and meet with EHS requirement
- Monitor payment request and invoicing process to ensure all transactions comply with defined RE policies, company mandate and local law
- Work closely with local & RE finance team for monthly forecast, annual budget planning and ad-hoc reporting
- Define RE future strategy in coordination with local and regional management
- Support ad-hoc topics as assigned
- Serves in addition as Company Security Officer and coordinator of Emergency Response Team (ERT) to maintain and monitor company’s crisis management plan and process in co-ordination with the local and regional management, and to evaluate risk that may affect company’s operations, collaborate with local core members, and make proposal to management for approval
- Support ad-hoc topics as assigned
What do I need to be qualified for this job?

RE manages the real estate portfolio, operates the properties, and is responsible for building projects and the purchase and sales of real estate. RE thus ensures that the use of resources is optimized and sustainable in terms of costs, transparency, and efficiency. This includes the acquisition, setup of new commercial/industrial real-estate, renovations, disposition of locations and servicing customers with a broad set of service offerings.
