Regional Business Controller (BU – Siemens Real Estate)

Siemens Real Estate (SRE) is the real estate entrepreneur of Siemens AG and one of the leading CREM companies. We are responsible for a real estate portfolio of approx. 7.5 million square meters of office and production space at around 1300 locations worldwide and manage it from a cost, transparency, and efficiency perspective.

Regional Business Controller role for the Business Unit – Siemens Real Estate (SRE) for Hub IN&APJ based in India (Mumbai). As the visionary innovator of real estate spanning approx.650.000 square meters, your responsibilities will encompass diverse locations throughout the Hub IN&APJ, including amongst others India, Singapore, Malaysia, Australia, South Korea, Japan. The role will be functionally report to the Regional Financial Controller.

As a Regional Business Controller, you will act as a financial expert, Quality Gate and interface to internal partners regarding Asset Management topics. The main task is to drive the financial performance and controller of the business unit for Hub IN&APJ. Understanding business process, space management, real estate maintenance and real estate costs ensuring financials accuracy, effectiveness of internal controls and adherence to SRE (Siemens Real Estate) framework and Siemens Financial Reporting Guidelines (SFRG).

Change the future with us: Key responsibilities includes.

• You are controller to drive financial performance for Hub IN&APJ for the business division SRE by planning, forecasting, analysis, and reporting. You will help to drive key KPI’s includes Revenue, EBT (Earning Before Tax), Operating cash flow, Free cash flow, Head Counts, maintenance spends, accuracy of lease accounting, Real Estate Management Cost (REM)  etc.
• You will be responsible for monthly closing and reporting of financials, its accuracy, and effectiveness of internal controls including Net Capital Employed clearances.
• You are responsible to coordinate with various corporate functions for Siemens Real estate commercial topics alignments, guidance Corporate and Financial Reporting (CF R), Tax (CF T), legal, Controlling team (Global) etc.
• You are responsible to drive, end to end Budgeting and forecasting process for the business division, and interface to HQ (Germany) to address all queries pertaining to Hub IN&APJ.
• You are responsible to drive end to end Budgeting and forecasting process for the business division for the country India (Local reporting) and interface to corporate functions (CF R, CF T) to address all queries pertaining to Local reporting.
• Prepare presentations for Management (Global & Local) for Hub Call and other REM topics.
• You will also support in handling audit for SRE commercial topics.
• You will be interface to the Global Support Center on information exchange and improving efficiency of commercial topics through digitalization and AI technology. You will support the regional implementation of globally defined standards and processes to ensure comprehensive, consistent controlling approach for AM business.

• You will provide commercial guidance for the implementation of global asset management initiatives and projects, it’s cascade to regional commercial team.
• You carry out implementation of Re-org related topics from tools perspective in SAP.

 What you need to make real what matters

• You are CA / MBA Finance and bring professional experience of at least 5-7 years with exposure in commercial and accounting / controlling functions with strong accounting, analytical skill worked extensively on SAP, MS Excel, MS Power Point , Power Bi etc.

·       In-depth understanding of IFRS 16 (Leases) and IAS 16 (PPE) is preferrable.

• You have excellent communication skills, presentation skills, strong team player and best at collaboration.
• Self-initiative, result driven, and zeal for continuous improvement, passion for digitization / use of AI technology in finance
• Expertise in Data management, Data interpretation conflict management
