Operational Property & Facility Management Lead – Siemens Gebze
About the Role
In this position, you will act as the primary liaison between tenants (mainly Production Management), the Siemens Real Estate (SRE) organization, Siemens Corporate Functions, legal bodies (such as GOSB Management and municipalities), service providers, and site users at the Siemens Gebze location. Your role ensures seamless coordination and high-quality service delivery across all aspects of facility and asset management.
What part will you play?
Representation & Expertise
- Represent SRE Asset Management business towards tenants and partners in day-to-day operations and ensure frictionless operation of the location throughout the entire real estate life cycle.
- Actively contribute to regional Asset Management targets and manage individualized property objectives.
Financial & Contract Management
- Provide input for forecasting and budget planning; contribute to annual OPEX settlement in alignment with the Commercial Property Manager.
- Manage purchase orders and invoices (creation and approval).
Space & Workplace Optimization
- Support development of space optimization initiatives based on customer needs and market trends; identify opportunities to improve space efficiency and occupancy costs.
- Organize and implement tenant-focused space and service solutions, including handovers and returns with proper documentation.
Vendor & Service Provider Oversight
- Act as local interface to Facility Management providers for soft services (cleaning, security, landscaping) and manage the interface between provider and customer.
- Steer and track delivery of soft facility services; review service quality and alignment with customer demand.
- Support evaluation and selection of outsourced vendors and service providers.
Technical Operations & Sustainability
- Maintain knowledge of technical assets and assess property condition regularly.
- Develop and implement technical concepts to achieve sustainability goals and reduce operational costs (e.g., energy efficiency, maintenance optimization).
- Promote digital tools (e.g.CAFM systems) for smart building operations.
Safety, Compliance & Risk Management
- Minimize occupational safety risks and ensure legal compliance in operations.
- Support emergency management procedures.
Data Integrity & Reporting
- Ensure accuracy of local data in all tools (space utilization, customers, contracts, energy consumption).
Stakeholder Engagement
- Act as a trusted advisor to internal and external partners, fostering collaboration and alignment with corporate objectives.
What do I need to qualify for this job?
- University Degree in Economics, Architecture, or Engineering (preferably with a focus on construction or real estate management).
- Minimum 5 years of professional experience in property management and managing facility service providers.
- Strong understanding of corporate real estate requirements and compliance standards.
- Proven track record in maintenance activities and renovation projects, supported by solid technical expertise.
- Experience in multinational environments and ability to navigate complex stakeholder landscapes.
- Proficiency in digital tools for property and facility management (e.g. CAFM systems)
- Excellent command of English and Turkish, both written and spoken.
- Strong communication and interpersonal skills; ability to work independently and collaboratively.
- Exceptional organizational talent and ability to manage shifting priorities effectively.
