Corporate Real Estate Manager
What you should expect:
We are seeking a highly skilled and experienced Corporate Real Estate Manager with 10 – 12 years’ experience in managing real estate portfolio including offices, industrial, warehouse, manufacturing, and project-related assets.
In this role, you will play a pivotal part in strategic planning, transactions, leasing, asset lifecycle management, workplace planning, facility management, and compliance. You will collaborate with various execution units and will support business growth by ensuring optimal utilization, cost efficiency, and operational excellence across all locations.
This role requires strong business acumen, stakeholder engagement, vendor management, financial understanding, and the ability to drive projects end-to-end in alignment with global Corporate Real Estate (CRE) guidelines and Siemens Energy’s sustainability ambitions.
What we are looking for (academically)
ü Bachelor’s degree in business administration, Engineering, Real Estate, Architecture or related field.
ü Master’s degree in business administration, Real Estate Management, project management, construction management is a plus.
ü PMP certification or equivalent project management training is a plus.
ü Advanced diploma / degree in EHS management is a plus.
ü Proficient in both verbal and written communication in English for business purposes.
ü Open to Travel
How you will make an impact
A. Real Estate Strategy & Portfolio Management
- Develop and implement India-wide real estate strategies aligned with business requirements and global CRE guidelines.
- Manage asset lifecycle: acquisitions, renewals, leasing, consolidations, exits, and disposals.
- Conduct portfolio analysis, location strategy, and workplace planning.
- Identify opportunities for footprint optimization and operational improvement.
B. Real Estate Transactions & Leasing
- Lead leasing negotiations, renewals, commercial analysis, and closure of real estate transactions.
- Conduct due diligence, market intelligence, and benchmarking.
- Maintain and track lease data, critical dates, and compliance with contractual obligations.
- Liaise with global and regional CRE stakeholders for transaction approvals.
- Facility Management (Hard & Soft Services)
- Manage day-to-day facility operations across all Siemens Energy India sites (offices, factories, warehouses).
- Ensure up time of critical infrastructure, preventive maintenance, and vendor performance.
- Review FM SLAs, KPIs, and service quality with internal teams and FM partners.
D. Operations Management
- Ensure smooth daily operations of sites including workplace services, safety protocols, and customer experience.
- Lead space planning, seating allocation, occupancy management, and business continuity support.
- Manage statutory compliances and support audits related to building operations, fire safety, and EHS requirements.
- Implement energy management programs, cost optimization measures, and digitization initiatives.
- Drive operational cost transparency, OPEX optimization, and continuous improvement programs.
E. Projects & Construction Management
- Oversee fit-out, refurbishment, relocation, infrastructure upgrades, and capital projects.
- Coordinate with design consultants, PM teams, contractors, and procurement.
- Ensure timely delivery, quality control, and adherence to Siemens Energy workplace design standards.
F. Budgeting and Optimization
- Create and manage annual budgets for real estate, facility operations, and capital projects.
- Monitor and optimize OPEX & CAPEX spending through efficient resource allocation.
G. Governance, Compliance & Sustainability
- Ensure 100% compliance with statutory norms, company policies, and global CRE guidelines.
- Maintain documentation for audits, approvals, insurance, and government inspections.
- Lead sustainability initiatives including energy efficiency, waste reduction, and carbon footprint reduction aligned with Siemens Energy’s decarbonization goals.
H. Stakeholder & Vendor Management
- Act as a trusted advisor to business units, site heads, HR, EHS, procurement, and leadership teams.
- Manage external partners including FM providers, landlords, brokers, consultants, and contractors.
- Drive performance governance through SLAs, KPIs, dashboards, and continuous improvement reviews.
