Operational Property Manager

Siemens Real Estate is the real estate service provider at Siemens and has overall responsibility for the group's real estate business. We manage the portfolio and operate the buildings, including all services relating to real estate. We are responsible for real estate disposal and manage all construction projects throughout Siemens, thus ensuring that the use of resources is optimized and sustainable in terms of costs, transparency, and efficiency at over 2500 locations worldwide.

We are looking for an Operations Property Manager, and this is an on-site position in Parsippany, New Jersey.

You’ll make an impact by:

  • Being the local real estate expert representing the Siemens Real Estate Property Management business to tenants and partners in the day-to-day operations of a large owned asset in New Jersey.
  • You are the lead asset management professional on-site at our owned building and coordinate all facility and property management functions on a day-to-day basis, ensuring excellence in operations daily and a positive and smooth experience for our partners and tenants.
  • Maintain knowledge and understanding of technical assets/equipment and their conditions.
  • Act as the local interface to Facility Management Providers for facility services and manage the interface between the provider and tenants/partners.
  • Steer and track provision of facility services and review existing services.
  • Own the property budget and be responsible for cost management and reconciliation in cooperation with our facilities management providers and our internal Finance team. You will provide information for the forecast and budget.
  • You are responsible for the financial fulfillment of the agreed contracts with partners and tenants (e.g., net rent, service settlement), including timely payments from partners and tenants.
  • Contribute to the annual OPEX settlement with the Commercial Property Manager.
  • You effectively manage your purchase orders and invoices (e.g., creation and approval).
  • Support the evaluation and selection of outsourced vendors and service providers for facility services in alignment with the Regional Asset Manager.
  • You coordinate and help lead all leasing efforts, from tenant prospecting, tracking, supporting our broker team, coordinating tours, to representing ownership in lease negotiations and execution.
  • Support the development of space optimization according to tenant and partner needs and market developments, and identify opportunities to improve space efficiency and occupancy costs.
  • Understand and identify space and service solutions as required by tenants and partners according to our framework, ensuring quality.
  • Oversee the tenant and partner buildouts within the property, ensuring timely completion by the Project Manager and General Contractor, solving problems and removing any obstacles.
  • Hand off space to partners and tenants, return space from partners and tenants (e.g., preparation, inspection), including documentation.
  • Proactively manage to achieve the decarbonization goals by applying appropriate levers.
  • Responsible for the implementation and roll-out of global projects and initiatives as well as ensuring the early involvement of customers.
  • Ensure the correctness and validity of local data (including property energy consumption) in all tools, e.g., space, customers, contracts.
  • Ensure the smooth operation of your property and actively achieve targets for leasing, budget, and maintenance.
  • Develop, track, and implement long-term maintenance plans and applications for maintenance investments.
  • Advise the Operational Project Management team, partners, and tenants on building technology.
  • Steer/ensure adherence to local building standards and regulations, including proper documentation of owned buildings in the asset register.
  • Understand technical interferences and impacts of technical assets/equipment, taking sustainability and EHS in maintenance into account.
  • Establish an EHS Zero Harm Culture and ensure adherence to EHS, security, and sustainability principles, guidelines, and processes.

You’ll win us over by having the following qualifications:

Basic Qualifications:

  • Bachelor’s degree in a field such as Engineering, Real Estate, or other real estate-related technical degree.
  • 5+ years of experience in Asset Management, Property Management, and Facility Management Steering, with advanced experience in Project Management.
  • 5+ years of experience with skills in lease negotiation.
  • 5+ years of experience working with AutoCAD.
  • 5+ years of experience in financial management and opportunity/risk management.
  • Committed to being on-site at least 4 days a week at our Parsippany, NJ office.
  • Fluency in English, both written and spoken.
  • Authorized to work in the United States without the need for company sponsorship now or in the future.

Preferred Qualifications:

  • Creative and proactive in leasing, with extensive experience in marketing and leasing property.
  • Strong interpersonal skills and emotional intelligence in relationship-building and management with partners and tenants. Possess a partner/tenant-centric mindset.
  • Advanced understanding of decarbonization and extensive technical product/system knowledge, local codes, and EHS Guidelines.
  • Open mindset and willingness to upskill and commit to continuous learning, as well as an eagerness to take on challenges and raise the bar.
  • Cross-collaboration and communication skills and a teamwork mentality.

  • The pay range for this position is $120,666-$206,856, and the annual incentive target is 15% of the base salary. The actual wage offered may be lower or higher depending on budget and candidate experience, knowledge, skills, qualifications, and premium geographic location.

The pay range for this position is $120,666 - $206,856 annually with a target incentive of 15% of the base salary. The actual wage offered may be lower or higher depending on budget and candidate experience, knowledge, skills, qualifications, and premium geographic location.
