Operational Asset Management
• You support the development of space optimization according to customer needs and market developments and identify opportunities to improve space efficiency, occupancy costs as well as SRE rental conditions (internal and external).
• You realize space and service solutions as required by tenants according to given framework and ensure its quality.
• You hand-over space to customers, return space from customers (e.g. preparation, inspection) including documentation.
• You provide information for forecast and budget for your property.
• You are responsible for the financial fulfillment of the agreed contracts with customers (e.g. net rent, service settlement) including timely payments to landlords and business partners.
• You contribute to the annual OPEX settlement with tenants in alignment with the Commercial Property Manager.
Service & Vendor Management
•  You act as local interface to Integrated Facility Management providers for soft services.
•  You steer and track service delivery performance and continuously improve service quality and customer satisfaction.
•  You support the evaluation and selection of outsourced service providers in alignment with Asset Management.
Technical & Manufacturing Facility Awareness
•  You maintain a good working understanding of key technical systems and infrastructure, including but not limited to
•  Power distribution systems and energy infrastructure
•  Industrial microgrid and distributed energy systems
•  HVAC and utility systems in manufacturing environments
•  Building and industrial automation interfaces (BMS / EMS)
•  You understand the operational impact of technical assets and support decision-making from an operational lifecycle perspective (cost, reliability, maintainability).
•  You collaborate with technical teams to ensure facility compliance with local regulations and internal standards.
Energy Management & Sustainability
• You ensure the accuracy and reliability of energy consumption data within all relevant tools.
• You support monitoring and analysis of energy performance and contribute to optimization initiatives.
• You participate in energy-related projects (e.g. microgrid, energy efficiency programs) to ensure operational readiness and sustainability.
Digitalization & Data / AI Enablement
• You ensure the correctness and consistency of operational data (space, contracts, energy, services).
• You support the application of digital tools and AI use cases in facility operations, such as:
-Predictive maintenance
-Energy forecasting and optimization
-Performance analytics of services
• You act as a bridge between operational needs and digital/technology solutions.
Financial & Administrative Responsibilities
• You manage purchase orders and invoices (creation, tracking and approval).
• You ensure accurate documentation and reporting of all operational and asset-related data.

Qualifications:
Education & Experience
• Bachelor’s degree or above in Civil & Building or MEP Engineering
• Minimum 8+ years’ experience in facility maintenance and facility service in manufacturing environment
• Multi-culture working environment and corporate real estate experience is a plus

• Solid understanding of property and facility operations and their financial impact, with awareness of real estate market dynamics and sustainability considerations
• Strong awareness of technical infrastructure and building systems, with exposure to energy systems, HVAC, automation, or manufacturing environments, and ability to evaluate technical topics from an operational perspective
• Excellent collaboration skills, with the ability to work effectively in cross-functional teams and multicultural environments
